Core Responsibilities
Advise property owners and developers on strategic leasing initiatives to maximize asset value.
Conduct submarket and competitive analyses to guide pricing, positioning, and deal structure.
Lead targeted tenant outreach, prioritizing tenant credit, operational fit, and long-term upside.
Negotiate complex lease terms that balance risk mitigation with value optimization.
Partner with ownership to evaluate rollover risk, retention strategies, and exit planning.
Prepare and deliver financial analyses, leasing proposals, and scenario models using BLACKLINE’s data platforms.
Represent clients in property tours and tenant negotiations with professionalism and market expertise.
Maintain up-to-date knowledge of regional industrial market trends, capital flows, and tenant demand drivers.
Requirements
Bachelor’s degree in Business, Real Estate, Finance, Economics, or a related field.
3+ years of experience in commercial real estate leasing, brokerage, or asset management.
Demonstrated success negotiating industrial or flex-space leases.
Strong analytical and financial modeling skills; proficiency in Excel and/or Argus.
Ability to interpret lease documents, financial statements, and market data with precision.
Excellent communication, presentation, and relationship-building abilities.
Proven track record of self-directed deal sourcing and transaction execution.
Valid real estate license (or ability to obtain one within a defined period).
Preferred Qualifications
Experience working with private equity investors, developers, or owner-operators.
Established network of regional industrial tenants and brokers.
Familiarity with build-to-suit, sale-leaseback, or value-add repositioning strategies.
