As an Office Investment Sales Broker at BLACKLINE, you’ll serve as a trusted advisor to private owners, family offices, and corporate users, helping them navigate the strategic acquisition and disposition of office assets—whether stabilized, value-add, or positioned for alternate use.

Each assignment begins with institutional-grade analysis: cash flow modeling, lease audits, and buyer behavior evaluation designed to position every property for maximum pricing with minimal friction. You’ll leverage deep market intelligence and capital insights to guide clients through critical investment decisions, from sale-leasebacks and rollover risk analysis to underwriting outcomes for various buyer profiles.

Your marketing process will be driven by precision storytelling—crafting narratives that connect the asset’s value proposition to the right capital sources. From packaging the underwriting to leading negotiations and closing, you’ll act as both strategic advisor and hands-on execution lead, ensuring every deal is positioned for success.

Core Responsibilities

  • Advise owners, family offices, and corporate users on the acquisition and disposition of office properties.

  • Perform detailed asset valuations using DCF analysis, lease audits, and pro forma modeling.

  • Develop tailored marketing strategies that highlight each asset’s investment narrative and upside potential.

  • Structure and manage sale-leaseback transactions, rollover analyses, and repositioning strategies.

  • Lead all aspects of the sales process—from underwriting and packaging to buyer engagement and negotiation.

  • Present financial analyses, investor materials, and strategic recommendations with precision and clarity.

  • Track and interpret trends in office leasing, capital flows, and investment demand to inform advisory strategies.

  • Collaborate with internal analysts and marketing teams to ensure accurate, data-backed presentations.

  • Maintain strong professional relationships across the investor, lender, and brokerage communities.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Economics, or a related field.

  • 3+ years of experience in commercial real estate investment sales, capital markets, or brokerage.

  • Demonstrated expertise in underwriting and valuing income-producing office assets.

  • Strong financial modeling and analytical skills; proficiency in Excel and Argus.

  • Excellent communication and presentation abilities, with proven client relationship management experience.

  • Deep understanding of lease structures, tenant credit profiles, and market valuation principles.

  • Valid real estate license (or ability to obtain one within a set timeframe).

  • High attention to detail, professional integrity, and a self-directed work ethic.

Preferred Qualifications

  • Experience executing transactions involving sale-leasebacks, recapitalizations, or value-add repositioning.

  • Established network of regional investors, owner-operators, and lenders.

  • Familiarity with alternative-use strategies, including office-to-flex or mixed-use conversions.

  • Advanced proficiency with market data and CRM platforms (e.g., CoStar, Salesforce, Reonomy).

  • Professional designations such as CCIM, SIOR, or equivalent certifications.

  • Understanding of capital markets trends and valuation methodologies used by institutional investors.
