As a Retail Investment Sales Advisor at BLACKLINE, you’ll advise private owners, developers, and family offices on how to strategically time, position, and execute retail property dispositions—focusing on precision, discipline, and value creation rather than volume.
Your work will span the full spectrum of neighborhood and strip center assets, from stabilized portfolios with national credit tenants to mixed-tenant centers anchored by local operators. Each assignment begins with a forensic understanding of the asset’s fundamentals—lease rollover schedules, co-tenancy exposure, expense recovery structures, and pricing sensitivity by tenant type and lease term.
You’ll dissect the financial DNA of each property to identify where NOI can be protected, where upside can be realized, and how to communicate the asset’s investment story with credibility and clarity. Every marketing process will be driven by strategy, not saturation—ensuring each offering is positioned with the right narrative for the right capital, whether it’s a 1031 buyer, regional syndicator, or private equity fund.
From underwriting and packaging to negotiation and closing, you’ll maintain complete control of the process. You’ll understand how leasing risk translates into yield expectations, and you’ll drive competitive pricing without overexposing the asset. Core Responsibilities
Advise private owners and developers on the acquisition and disposition of retail strip center assets.
Conduct comprehensive asset underwriting, including lease audits, rent roll analysis, and expense structure review.
Evaluate co-tenancy exposure, rollover schedules, and tenant mix to identify risks and opportunities.
Develop and execute data-driven marketing strategies targeted to specific buyer profiles.
Craft investment narratives and offering materials that communicate value with precision.
Manage all aspects of the transaction process—from pricing strategy and marketing to negotiation and closing.
Track and interpret retail capital trends, tenant expansion patterns, and buyer sentiment within the submarket.
Maintain strong relationships with local investors, developers, and brokers to source opportunities and intelligence.
Deliver tailored recommendations and financial models that support confident decision-making by ownership.
Requirements
Bachelor’s degree in Real Estate, Finance, Economics, or a related field.
3+ years of experience in retail investment sales, brokerage, or capital markets.
Demonstrated ability to analyze and value retail assets using income-based methodologies.
Proficiency in financial modeling and lease analysis; advanced Excel skills required.
Strong understanding of retail lease structures, CAM allocations, and tenant credit evaluation.
Exceptional communication, presentation, and negotiation abilities.
Proven track record of executing transactions from listing to close with professionalism and precision.
Valid real estate license (or ability to obtain one within a set timeframe).
Preferred Qualifications
Experience with neighborhood or strip center assets, including anchored and unanchored formats.
Familiarity with 1031 exchanges, syndication structures, and private capital sources.
Established relationships with regional retail investors and active buyer networks.
Experience repositioning or underwriting value-add retail opportunities.
Proficiency with CoStar, Real Capital Analytics, or CRM platforms such as Salesforce.
Professional certifications such as CCIM or ICSC membership.
